Your estimate

Estimate using
Metric: One cage held for one day, at the rate the institution postsWhich of this building's own numbers the event is priced in

A research building sells nothing. The units it manages by are the rates the institution itself posts. One is one cage held for one day, at the rate the vivarium publishes. The other is one hour booked on an instrument, at the rate the core publishes. Both rates exist as current numbers for a plain reason. A holder of Federal awards prices a shared service facility to recover only its costs. It also has to update the schedule at least every two years. Most research universities post the schedule on an open page, as UCSF does. Both counts sit in records the institution already keeps. Those are the vivarium count and the booking system the cores run on. The two lines are shown only behind the gate that the charges actually stopped. A short air handler failure does not stop the cage charge on cages still housed and fed. A canceled instrument slot often comes back onto the schedule the same week. The figure is cost the institution could not recover, not a margin, and no margin is applied to it. A spares shelf reaches these two lines and no other line on this page. Both are counts of time the building spent waiting for its own repair. So the with-CARE and removed cells move under this loss and under no other. The counts are per event and multiply by the events count.

UCSF Laboratory Animal Resource Center, FY26-27 recharge rate schedule, new rates effective 7/01/2026, https://larc.ucsf.edu/recharges . Mice, barrier and conventional, $1.19 per cage. The published column reads 'Per cage' and the page does not state the billing interval. So the interval is confirmed with the institution before the figure is read as one cage for one day. Federal rule book at 2 CFR 200.468(b), as revised effective October 1, 2024, https://www.law.cornell.edu/cfr/text/2/200.468 . The rule covers a recipient of Federal awards that runs a specialized service facility. Its schedule of rates 'Is designed to recover only the aggregate costs of the services'. That rule reaches Federal award recipients only, not private commercial laboratories.

Step 2Pull the core billing and excursion records

Does a written rule cover the work in these rooms?

Yes means an outside rule book governs the work done in these rooms.

The vivarium already keeps this count in its own records.

$

dollars per cage-day

Published schedule: UCSF animal rate schedule, effective July 1, 2026.

Condition of use: The schedule prints this as a charge per cage. It does not say what length of time that covers. The institution confirms that before $1.19 is read as one cage for one day.

The animal maintenance rate schedule posts this charge for these species.

05,000

The rate schedule the institution posts for its cores carries this rate.

Did the cage charge and the instrument charge actually stop for that time?

Yes means the charge genuinely did not go out for that time.

Is there a written, dated rule for how warm these units may get and who acts?

Yes means a written rule sets the temperature and names who acts.

Does the property policy have an add-on that names what is in the freezers?

Yes means the policy carries an add-on naming what sits in the freezers.

Step 3Describe the hoods and the cold storage

hoodsNot set
0500

The yearly hood test records carry this count.

Has a Cal/OSHA citation set a date by which those hoods must be fixed?

Yes means a citation is on file and it names a date.

02,000

The count covers units that run on the generator and are cooled by this plant.

Is a quoted wait time on hand for a rental freezer or a sample move?

Yes means a vendor who serves this address has given a real quote.

Starting values, blanks and sources

Every box below opens blank, or at a starting value. A starting value stands only until the site's own figure takes its place. It is named under its box, with its source, and with its working one symbol away. A blank box is refused by name until the site answers it. Every box says why behind the information symbol beside its question.

Step 1

Which building is this?

This page is built for laboratory / research building. Choose another building type if needed.

How this is different
Every box opens blank, or at a starting value. A starting value stands only until the site's own figure takes its place. Where CCMS cannot source something honestly, this page leaves it out and names it.
22
Questions, and every one of them this building type's own

21 of them sit in the two steps below. The count of events in a year sits at the foot of the panel. Each one comes off this market's own contract language and its own published rates. A question CCMS cannot source honestly is not asked.

Turn the estimate into an equipment conversation

An HVAC Health Assessment reviews one critical asset, its operating condition and available alarm history. The facility team supplies schedule, cost and contract figures; the assessment does not verify every calculator input.
